Do I still need a property survey if I am having a mortgage valuation?
It is important to understand the difference between a mortgage valuation and a survey. The first is a simple market valuation of the property requested by the mortgage lender to assess the risk of their loan against the potential resale value of the building in case you default on the mortgage. A privately commissioned property survey, on the other hand, is a detailed assessment of the current condition of the building including any defects and required repairs. This is the information you need in order to make an informed purchase decision.
Do I need a survey if I am buying a new build home?
Brand new homes typically come with a 10-year NHBC warranty and insurance cover. Under the terms of the warranty, the builder is responsible for defects identified in the first 2 years, while the NHBC offers a structural warranty for the next 8 years which relies on the original house builder to accept mistakes and to put them right. A RICS survey commissioned by the property owner will give an overview of any problems, defects or issues with your new home, as well as a professionally recognised report to back up any requests for remedial action, should you need it.
When do I need a full structural survey?
A Building Survey (formerly known as a full structural survey) is the most detailed property survey available. We would recommend this type of service for larger, older (pre-WWII) homes, historical properties and listed buildings, as well as those with non-traditional construction methods. It is also highly advisable for properties that have undergone substantial structural alterations, or where major refurbishment or renovation works are planned.
