Buying a property is the single largest investment many people will make in their lives. That’s why it is so important to have a home survey carried out, to ensure your purchase decision is the right one, and at the right price. Your chosen property may look perfect on the outside but how do you know there are no issues that may end up costing you dearly in the long term?
At Andrew Goodwin & Associates, we carry out RICS HomeBuyer Reports (Level 2) across Swindon and Oxford that can add real value. Introduced by the Royal Institution of Chartered Surveyors (RICS) as a mid-range Level 2 survey report, the RICS HomeBuyer Report is designed for conventionally built properties that are of uniform types of construction, including modern properties, and that are in a reasonable state of repair.

What does a RICS HomeBuyer Report include?
The RICS HomeBuyer Report is situated between the RICS Condition Report (Level 1 survey report) and the detailed Level 3 RICS Building Survey. A RICS HomeBuyer report includes:
- An overview of the general condition of the property including recommendations for repair where needed
- Clear and concise condition ratings for different parts of the building including outbuildings and services, using an easy-to-understand traffic light system
- Assessment of damp proofing, insulation and drainage
- Condition of timbers and checking for visible signs of woodworm and rot
- Background information about the property including specific risks pertaining to its location and environment
- Details of any urgent problems that should receive special attention before contracts are signed
- Reinstatement and rebuilding costs for insurance purposes
- Current market valuation of the property (optional)
The home survey report is based on a non-invasive property inspection. This means that our surveyors won’t be able to look behind furniture, lift up floor coverings, drill holes or carry out any other intrusive investigations.
The RICS HomeBuyer Report is written in accessible and jargon-free English, making it a valuable and user-friendly document.
